CONTRACT TERMS for

We aim to make this as simple as possible. We only have the one property to let but we need to make the position clear to avoid misunderstandings.
Booking
1. Should you require we will hold the House available for 72 hours from initial booking to enable you to confirm your flights.
Payment
2. Unless otherwise agreed a deposit of 25% with a minimum of £80 is required to confirm your booking. If a cheque is not received immediately following flight confirmation in the 72 hour period the House may be let to others. Cheques should be made payable to Ann O’Shea and addressed to 1 Springlawns, Markland Hill, Heaton, BOLTON, BL1 5FH.
3. The balance of the price is payable 1 month before departure together with a separate £50 cheque as security deposit (which will usually be destroyed or returned unpresented after your visit. If you want it returned send an SAE). Our profit margins do not permit endless paper reminders. We will try to contact you preferably by Email but the responsibility is ultimately yours.
4. The deposit and/or balance are not refundable (save for the security deposit) if the booking is cancelled. You should take out insurance unless you are prepared to take the risk yourself.
Other boring essentials
5. We normally manage to keep the House available for you until you are ready for the airport but unless otherwise agreed in writing departure time from the House is 1.00 p.m. on the day of departure.
6. Unless otherwise agreed in writing arrival time at the House should normally be after 3.00 p.m. on the day of arrival.
7. Accidents do happen. Please replace breakages and/or report them so we can deduct them from your £50 deposit as appropriate. They are your responsibility. If you do neither future occupants will be disadvantaged. An inventory of the House is available to be checked.
8. Please inform us of any change in your travel itinerary particularly arrival time at Paphos/Larnaca.
9. Any arrangements for car hire are made by us as your agents for your convenience. Your contract is with the car hire firm.
10. We have chosen our holiday home and holiday destination with care. However we cannot easily control events from 1800 miles away. If you have a complaint please (1) report it to us on 01204 496599. If we are unavailable (2) report it to our local agent (3) If you remain dissatisfied then write within 14 days of your return. Unless this procedure is followed we regret we cannot accept responsibility for the problem in any circumstances.
